- Completion of Community Work (Final de Obra): Javier will check and provide specific date (important for warranty).
- Stair railings: The builder har identified 3 loose railings and will come back to fix them.
- Cracks. The cracks on the front and the wall in front of Unit Baja A have been repaired. However, the builder did a poor job and we have requested that they come back and fix them.
- Small Grass Area Outside the East Gate: SG’s Natascha will check if the cleaning staff or pool technician can handle this as well.
- Replacement of Dead Plants and Palm Trees: Builder will return to check on plants to see if they are indeed dead or have managed to come back to life, as is the case with the palm tree on the back.
- Storage of Extra Tiles and Supplies in Each Stairwell: SG will investigate whether these can be stored elsewhere, for example, on the top floor near the solar panels.
- Jacuzzi Heating: SG has requested that the Pool Builder instruct Pool Maintenance on how to manage heating.
- Pool: During cleaning, all valves are turned off, so the pool is temporarily closed.
- Pool Pipe Pressure Testing: SG will look into the option of having a 3rd party test pipes for potential leaks.
- Solar Panel Monitoring: SG will ensure the pool technician and the solar panel company learn to monitor the solar panels jointly.
- Gym Lock / Access: SG admits this has fallen between the cracks and will follow up with the locksmith to ensure the gym uses the same key as the main entrance.
- Neighboring Condo’s Request to Use Pool Area for a Fee: ZS will discuss this at the annual meeting.
- Parking Area Lighting: There’s a short circuit affecting spots 1-20. SG’s Javier will contact the electrician to fix it (today or tomorrow).
- Lighting Schedule: We will adjust all lighting to be turned on and off around the same time. We may want to install a sensor to have them turn on/off automatically at dusk/dawn.
- Lighting Controls: Javier will show the location of the circuit breakers and timing settings, which are currently managed via the electrical panel. ZS will look into installing a “Key Box” with a code to allow for independent adjustments.
- Pool Safety: The Lifesaver Buoy will be mounted on the gym wall. The clock will be mounted on the wall inside the gym.
- Pool Lighting: The timing is off and the lights are turned on at strange hours. SG has notified pool maintenance.
- Pool Deep Cleaning: A thorough cleaning will be done by pool maintenance.
- Gym Cleanliness: Cleaning company will only clean floors. All guests must wipe down equipment after themselves. ZS will need to provide cleaning products.
- Solar Panels: Not operational yet as IBERDROLA has not approved the connection to their network. SG will check on the timeline.
- Pool Fence: One option is to move the black railings from the East wall to the pool and replace them with opaque slats for added privacy. This is extra and will need to be approved by ZS.
- Concrete Sun Beds: ZS can decide to install concrete sun beds. SG will look up cost.
- Outstanding Fee Payments: Three Owners remain pending—Natascha will inform P about the details.
- Direct Debit Payments: All owners should use direct debit to streamline fees, etc. SG can assist in setting this up, and ZS will raise it at the annual meeting.
- Correspondence Copies: SG will always send a copy of correspondence regarding the ZS to P as well.
- East Gate: Sometimes fails to lock—SG’s Javier will inspect and request the locksmith to repair or replace the lock if necessary.
- Debris outside the back area: The builder has dumped building material/debris in the back area (vacant lot). SG will contact BH and ask them to clean it up. However, this could be an issue to be handled at the Town Council.
- Bicycle Storage: SG has checked, and the Builder claims they left an area designated for storage and bicycles, but it’s up to ZS to decide on construction. No other plans have been decided on with regards to bicycle storage.
- Disabled Parking Spaces: By law, the Builder must provide Disabled parking space. ZS may choose to rearrange and repurpose the spaces.
- Annual Meeting: P will propose dates for the annual meeting, and SG will look into a suitable venue. By law, voting cannot be done remotely on a video conference. All participants should look into having a intermediary physically present at the AGM to vote.
- Owner Contact Information: Spanish GDPR laws are very strict. P may personally obtain these details from SG, as SG is prohibited from sharing them.
- Gardener: The pool maintenance guy also does gardening. SG will request a quote.
