Noise Control
- Keep noise levels to a minimum, especially during quiet hours (usually between 10 p.m. and 7 a.m.).
- Avoid loud music, parties, or excessive noise that may disturb neighbors.
- Be mindful of noise from pets, children, or household appliances.
Pet Policies
- Do not walk dogs on the premises.
- Clean up after pets immediately and dispose of waste properly.
- Prevent pets from causing disturbances or damage to communal areas or other residents’ property.
- Avoid putting out food for stray cats, as this can inadvertently attract additional stray animals and potentially draw in other pests or vermin.
Parking Regulations
- Park in designated spots and respect handicapped or visitor parking areas.
- Do not block driveways, fire lanes, or other residents’ parking spaces.
Use of Common Areas
- Treat shared spaces (e.g., stairwells, gyms, pools, courtyards) with respect and cleanliness.
- Follow posted rules for the use of amenities (e.g., operating hours).
- Be considerate when using shared spaces and ensure you leave them clean and tidy for others.
Respect for Neighbors
- Be considerate of neighbors’ privacy and personal space.
- Communicate respectfully and address conflicts or concerns directly, or through management if necessary.
- No smoking in shared or enclosed spaces.
Maintenance and Upkeep
- Report maintenance issues promptly to Community of Owners management.
- Keep personal areas (balconies, patios) tidy and free of clutter, i.e. no towels on balustrades.
- Do not make unauthorized alterations to the property.
Subletting and Guest Policies
- Follow Spanish law regarding the subletting or rental of your apartment (e.g., Airbnb, short-term rentals).
- Ensure that guests follow community rules and do not cause disturbances.
